Bear Homes currently offer our services to properties within Gloucestershire and the surrounding areas.

Once properties are viewed, we arrange a conclusion call with the landlord and acting agent and hope to make a formal offer within 24 hours. The price and terms we agree at this stage will be the price we pay for the duration of the contract even if the property is vacant. From the moment we agree on the offer it will take around 5 working days to get the contracts finalised and ready for signing. The rental start date will then have been agreed and we will set up the standing order to you to pay the first month’s rent 6 weeks after property take over.

Yes. We do consider furnished property, part furnished and unfurnished. Because we finish all RG UK homes to such a high standard for our professional residents the existing furniture in your property may not be suitable but this will all be discussed on our conclusion call.

No, we do not pay you a deposit. When we onboard a new property, at a minimum we’ll carry out any light refurbishment where needed, repair fixtures and fittings and dress the property to a very high standard. Dependant on the solution we agree, this would also be the time where any more in depth renovations would take place so we can bring the property to our company standard.

During the term of the lease we maintain this level of finish and keep on top of all the little jobs. So a huge bonus for landlords is that more often than not, we’ll give you back your property at the end of our agreement in a better condition than we took it from you.

There are NO FEES! We do not charge you any monthly commissions and there are no hidden charges further down the track. Our main income is from our clients that pay us to find high quality accommodation for their workforce.

That’s correct. Once you’ve entrusted your property to Bear Homes, we do everything else. You will always receive your rent every month, without every receiving the calls and hassles of the day to day property management.

Your rent is guaranteed by Bear Homes and we’ll take on the chore of recovering delayed rent without it ever effecting your monthly payment. You have peace of mind that you will be paid on time, every time… it’s in our agreement with you!

We only accommodate professional, working residents and all will have to pass our board and vetting process. In addition to this, we regularly inspect our properties and we have a bi-weekly cleaner that visits and if needed, a gardener will visit for any necessary upkeep.

We understand circumstances change. Although we aim to complete all our agreements should you need to end it sooner than agreed all we would ask is that you give us a fair and reasonable timeframe to find our residents alternative accommodation. If we have invested money into your home to upgrade it then there may be a percentage of that cost that you will have to refund back to us. This is all clearly explained in our management agreement.

Yes, of course. We follow the same processes for 1 house or 100 houses so provided all of the properties you suggest meet our criteria, we would happily discuss solutions for the other properties you have in your portfolio.
